Amsterdam & Overseas is a private hospitality real estate investment platform focused on hotel strategies across equity and credit. We acquire, reposition, and finance underperforming urban hotels and serviced-living assets (lifestyle, select-service, extended-stay) with durable demand drivers. We deploy capital with conviction across the asset lifecycle—from conversion and brand repositioning to operational turnarounds and exit. Our approach blends institutional discipline with entrepreneurial agility, enabling us to structure and execute high-impact hotel investments aligned with long-term travel and urbanization trends.

Our Edge
We operate at the intersection of real estate and hotel operations. Our forward-looking, thematic approach targets mispriced complexity—situations others overlook due to brand misalignment, suboptimal HMAs/leases, deferred CapEx/PIP, inefficient layouts, or capital-stack friction. Through a network of high-conviction local partners and brand/operator relationships, we source and structure off-market opportunities with strong fundamentals and scalable upside. Our asset management is hands-on and data-driven (RevPAR, ADR, GOPPAR), focused on risk-adjusted returns, cycle resilience, and active value creation.

Our Investment Approach
Opportunistic
We invest in under-managed, well-located hotels and conversions (e.g., office-to-hotel, hostel-to-hotel, aparthotel). Value creation levers include (re)flagging or soft-branding, operator change/HMA re-cut, room-mix reconfiguration and key additions, F&B and lobby activation, MICE monetization, ESG/energy retrofits and PIP execution, and disciplined revenue-management.
We pursue a Buy, Fix & Sell strategy with clear underwriting, timing, and exit to core/core+ buyers.
Core+
We target stabilized, income-producing hotels in gateway and high-barrier urban markets. Assets typically feature durable demand generators (transport hubs, cultural districts, university/medical clusters) and either strong cash flow under HMA or long-lease structures. We drive incremental value via CapEx-light upgrades, distribution mix optimization, F&B margin uplift, energy efficiency, and lease/indexation resets.
We pursue a Hold & Enhance strategy anchored in RevPAR growth, moderate leverage, and capital preservation.
Debt
We structure senior secured loans to support transitional and development-stage hospitality assets—including acquisition bridge, PIP/CapEx, conversion, and re-flagging finance. Our underwriting emphasizes real-estate basis and sustainable hotel cash flows (stress-tested RevPAR/ADR, seasonality, DSCR). We offer flexible, collateral-rich structures (cash sweeps, earn-outs upon stabilization, FF&E and IP security where relevant).
We focus on cycle-resilient senior secured lending with strong collateral and a thematic edge.

Connecting Capital to Opportunities
We serve a select group of investors via separately managed accounts and co-investment vehicles, offering tailored exposure to hotel credit and equity. Amsterdam & Overseas is registered with the Dutch Authority for the Financial Markets (AFM) under the AIFMD-light regime.
